Garden Room Frequently Asked Questions
A beautifully designed garden room can give you valuable additional space without the disruption associated with a conventional house extension. Understandably, investing in a bespoke building also raises plenty of questions.
Here you will find straightforward answers about garden-room design, planning permission, Building Regulations, construction, utilities, costs and aftercare.
Every Four Seasons Garden Rooms project is individually designed, so some answers will depend on your property, intended use and chosen specification. We will discuss these details with you and clearly explain what applies before work begins.
Planning Permission and Building Control
Do I need planning permission for a garden room?
In most cases, you don’t need planning permission for a garden room. Where possible, Four Seasons Garden Rooms will design your building to fall within permitted development rights.
The planning position will be considered as part of the initial survey and design process. If planning permission is required, FSGR can provide architectural support and assist with the application.
Will my garden room need Building Regulations approval?
Many standard garden rooms do not need formal Building Regulations approval. A detached room with no sleeping accommodation will not normally require approval when its internal floor area is below 15 square metres.
A detached room between 15 and 30 square metres will also not normally require approval if it contains no sleeping accommodation and is either at least one metre from a boundary or constructed substantially from non-combustible materials.
Larger rooms, sleeping accommodation and some specialist installations are treated differently. Where approval applies, Four Seasons Garden Rooms can manage the process and coordinate the required inspections.
What happens if permission or Building Control approval is required?
Four Seasons Garden Rooms can help keep the process straightforward. Where planning permission is required, we can arrange architectural input and assist with the application, drawings and supporting information.
Where Building Regulations apply, we can manage the Building Control process, coordinate inspections and provide the required project information.
Any professional services and statutory fees associated with an application will be explained before the project proceeds.
Design, Specification and Construction
Are Four Seasons garden rooms completely bespoke?
Yes. Each garden room is designed around the available space, its intended use and the customer’s requirements. The dimensions, shape, internal layout, doors, windows, exterior materials, finishes and services can all be tailored.
Angled sites, partitioned rooms, unusual shapes and alternative roof designs can also be considered.
What is included in the standard specification?
A standard Four Seasons garden room includes:
- Insulated walls, roof and floor
- Solid concrete foundations
- An insulated floor with a damp-proof membrane
- A weatherproof EPDM roofing system
- High-quality double-glazed uPVC doors and windows
- Electrical sockets and recessed lighting
- Finished plasterboard walls and ceilings
- Internal decoration
- Hard-wearing laminate flooring
- Low-maintenance exterior fibre-cement cladding
The written quotation will identify the exact specification, optional features and any exclusions for the project.
How are your garden rooms constructed?
Four Seasons garden rooms are individually constructed using established building methods rather than a standard prefabricated SIP-panel system.
A typical build uses solid footings and an insulated concrete base, a traditionally constructed and insulated frame, a weatherproof roof, double-glazed doors and windows, durable exterior cladding and a fully finished interior.
This method provides flexibility over the building’s dimensions, shape, internal layout and specification. It also enables more complex requirements, such as bathrooms, kitchens, wider structural spans and multiple rooms, to be incorporated.
What foundations do you use?
Garden rooms are normally constructed on solid footings with an insulated concrete pad. This provides a stable and durable base, permits a relatively low entrance threshold and helps prevent damp, rodents and debris from entering beneath the building.
Ground conditions, levels, drainage and nearby trees will be assessed before the final foundation design is agreed.
Can you build on a sloping, uneven or unusually shaped site?
A slope, uneven ground or unusual plot does not automatically rule out a garden room. Because every building is individually designed and traditionally constructed, Four Seasons Garden Rooms can often adapt the footprint and foundation solution to the site.
The survey will establish what is practical by considering the gradient, soil, drainage, access and surrounding features. Any excavation, retaining work or foundation adjustments will then be explained before the project proceeds.
Can I personalise the exterior and interior?
Yes. The building’s proportions, cladding, colours, glazing, doors, flooring, lighting and internal finishes can be selected to suit the property and its intended use.
Low-maintenance fibre-cement cladding is the recommended standard exterior finish. Natural timber, mixed-material designs, alternative flooring, feature finishes, partitions, fitted storage, decking and other options can also be specified.
Heating, Electrics and Everyday Comfort
Can I use my garden room throughout the year?
Yes. A Four Seasons garden room is designed to feel like a comfortable additional room, not a seasonal summerhouse.
Insulation in the walls, roof and floor, together with high-quality double glazing and suitable heating, makes the room practical throughout the year. Its orientation, size, glazing and intended use will be considered so that the specification is right for the space.
What heating and cooling options are available?
Heating can be specified to suit the building and its intended use. Options include wall-mounted electric heating and thermostatically controlled electric underfloor heating.
Air conditioning can also be incorporated, with the available heating and cooling functions depending on the system selected. This can be useful in highly glazed rooms, gyms, treatment rooms, studios or buildings containing heat-generating equipment.
Are electricity and lighting included?
Internal electrical sockets and recessed lighting are included in the standard specification. Connection to the household electricity supply is also normally included when the consumer unit is within four metres of the garden room.
Longer or more complex cable routes, consumer-unit upgrades and other additional work may affect the price and will be identified following the site survey.
Electrical work is completed by appropriately qualified electricians and is inspected, tested and certified as applicable.
Can I have a reliable internet connection?
Yes. A hard-wired data cable and data points can be incorporated during construction. Depending on the property and required connection quality, other options can include a Wi-Fi mesh system, wireless bridge or powerline network.
A properly installed wired data connection is often the most reliable option for a permanent office, media room or other use requiring a fast and dependable connection. Connectivity should be planned before construction so that cables and data points can be installed neatly.
Can you install a bathroom or kitchen?
Yes. A WC, shower room, kitchenette or more comprehensive kitchen can be incorporated into the design.
Four Seasons Garden Rooms will assess the available water supply, hot-water requirements, drainage route, ventilation, power and ground conditions. Bathrooms and kitchens can also affect the planning and Building Regulations position, particularly when combined with sleeping or self-contained accommodation, so these requirements should be discussed at the outset.
Garden Room Uses and Annexes
What can I use a garden room for?
A garden room can be designed as a home office, gym, art studio, music room, treatment room, games room, cinema room, hobby space or general leisure room.
The intended use affects decisions about the size, layout, floor loading, glazing, lighting, ventilation, acoustics, heating, utilities and storage, so it should be established during the design stage.
Can I run a business from my garden room?
Yes. A bespoke garden room can create a professional home office, studio, consulting room, salon or treatment space without the cost and travel associated with separate commercial premises.
Four Seasons Garden Rooms can design the layout, power, lighting, connectivity, plumbing, ventilation and customer facilities around the business. Quiet home-based work is often straightforward; businesses involving regular visitors, employees, deliveries or potential disturbance may need additional permissions or facilities.
Customers should also check any insurance, licensing, mortgage, lease and business-rates implications relevant to their particular activity.
Can you create a music studio or sound-insulated room?
Yes. A garden room can be designed for music, recording, cinema or other uses where acoustic performance matters.
A standard insulated garden room will reduce some sound transmission but will not be completely soundproof. Higher levels of isolation may require enhanced wall, floor and ceiling construction, specialist doors and glazing, acoustic treatments and carefully designed ventilation. The required performance should be established before the room is designed.
Can a garden room be used as sleeping accommodation or an annexe?
Yes. Four Seasons Garden Rooms can design and construct comfortable annexe accommodation with bedrooms, bathrooms, kitchens, separate living areas and the services needed for everyday use.
Because sleeping and self-contained accommodation are treated differently from an office, gym or hobby room, the planning and Building Regulations position must be established for the individual property. Our team can provide the architectural input and assist with the planning and Building Control requirements as part of the project.
Prices and the Project Process
How much does a bespoke garden room cost?
Four Seasons Garden Rooms publishes guide prices for popular sizes to make initial budgeting and comparisons easier. Every building is individually designed, so the final price reflects its size, shape, specification, site conditions and chosen features.
A written quotation will clearly describe what is included, the selected options and the total project cost, allowing meaningful like-for-like comparison with other proposals.
What happens during the site survey?
The site survey allows Four Seasons Garden Rooms to turn the initial idea into a practical design and accurate quotation.
We will assess the proposed position, dimensions, levels, ground conditions, drainage, boundaries, nearby buildings, trees, access and parking. The survey can also cover electrical capacity, cable routes, water and drainage connections, the likely planning and Building Regulations position, the intended use and the required finishes.
What access and site preparation will you need?
Restricted access does not necessarily prevent a garden room from being built. Access requirements depend on the design, materials and site, so narrow passages, gates, steps, limited parking or a route through the house will be considered during the survey.
If vegetation, an existing structure, garden furniture or another obstruction needs to be moved, Four Seasons Garden Rooms will explain the preparation required, who will undertake it and any associated cost before construction begins.
How long will the project take?
Following the survey and design work, Four Seasons Garden Rooms will provide a clear project programme covering any approvals, preparation, construction and completion.
The timescale will reflect the building’s size and complexity, site conditions, chosen materials and whether planning permission or Building Regulations approval is required. This ensures the programme is realistic for the individual project rather than based on a generic installation estimate.
Will construction cause much disruption?
A garden room normally causes considerably less disruption inside the home than a conventional extension because most of the work takes place outside.
There will still be some construction noise, activity and movement of materials. Access, working areas, services and the programme will be agreed before work starts, and the site will be managed responsibly to keep inconvenience to a practical minimum.
Guarantees and Aftercare
Do you provide a guarantee?
Yes. The guarantees applicable to each project will be clearly set out in the quotation and contract, while individual products such as cladding, roofing, glazing, doors, heating equipment and electrical fittings may carry additional manufacturer warranties.
What certificates and documents will I receive?
Four Seasons Garden Rooms will provide the completion and handover documents applicable to the project. Depending on the specification, these may include electrical certification, Building Control documentation, planning decisions, product information, operating instructions and manufacturer warranty details.
What maintenance will my garden room require?
A Four Seasons garden room is designed to be straightforward to maintain. Fibre-cement cladding requires little routine attention, while natural timber may need periodic cleaning or treatment if you want to retain its original colour.
Normal care includes keeping the roof, gutters and drainage outlets clear of debris and periodically checking doors, windows, seals, exterior finishes and service equipment. The relevant maintenance guidance will be explained at handover.
