When you enter a habitable garden room, however, things do change. You will have more partitions that separate the building into separate areas.

Configuring Your Habitable Garden Room
From the outside, our garden annexes look no different to our standard garden rooms, although they do tend to be bigger. They are built in exactly the same way, using the same premium materials. With larger builds, we sometimes use steel roof joists to accommodate the extra span and increase the floor-to-ceiling height. Otherwise, the building process is the same.
When you enter a habitable garden room, however, things do change. You will have more partitions that separate the building into separate areas, and, of course, there are additional services that come into the building.
How many internal walls you end up with will depend on the size of the building and the separation you’d like. Often, just separating the WC/Shower room from the kitchen/living/sleeping area is all that is required to provide a comfortable, liveable space.
Choices
A habitable garden room could be considered a little house, so you have all the options available to you, given the size constraints, as any other home.
You can have a kitchenette, bathroom/shower room/WC, built-in wardrobes, additional power points and custom lighting, as well as a window and door configuration to suit your needs.
We have provided an example of one of our builds at the bottom of the page to give some idea of what’s possible.
Planning Permission
Planning permission is not normally needed for a garden room. However, this does depend on its final use. In our experience, as long as you don’t intend on letting the building to others, the build can be accommodated under permitted development. However, ultimately, your local planning authority has the final say, and if you are concerned, you should consult them.

Exterior Specification
Our customer needed additional accommodation for a family member.
We worked with them to design the annexe, ensuring that the building remained as unobtrusive as possible and sympathetic to the existing garden.
The exterior utilises our recommended fibreboard cladding for longevity, with the contemporary colour chosen by our client.
Two sets of secure patio doors lead onto patio areas, one to the front, which leads into the living area and another to the side of the building.
Exterior lighting is provided to the side of each door via up and down lighters. Doors and windows are high-quality double-glazed uPVC units.
Interior Specification
This annexe has a kitchenette, a large living area, a WC/shower room and a separate bedroom.
The shower room/WC is complete with a quadrant enclosed power shower, a floor-standing vanity unit with a ceramic basin and a glass shelf and mirrored cabinet above.
Our client chose the laminate flooring and kitchen cabinetry we provided and installed, and we decorated the interior per the client’s wishes.
We have installed room-independent thermostatically/timer-controlled underfloor heating throughout.
Mains water and drainage have been provided, with hot water supplied by an electric water heater.
Recessed downlights provide interior lighting with additional pendants in the living area and bedroom.
You see the annexe here with the build, interior fit-out and decoration complete. Some hard and soft landscaping will see the project ready for handover and furnishing.
Why We Are Unique
Unlike many garden room providers, we don’t use SIP panels. Instead, we build our garden rooms using traditional methods, and they are insulated with products that utilise the latest technology.
Exterior cladding as standard is very low maintenance, ultra long life, fibreboard, although alternative materials can be specified if required. Our recommended fibreboard is available in various colours, and we can provide it in contemporary smooth or classic wood effect finishes.
Additionally, our garden rooms have solid footings and utilise an insulated concrete pad. In effect, they are like tiny houses.
